A. MINOR SUBDIVISION APPLICATION No. MS22-008 - THAIS & AMELIO DUNI - A request to divide two existing parcels, totaling 203.80 acres into 4 parcels: Parcel 1 = 65.04 acres, Parcel 2 = 27.50 acres, Parcel 3 = 86.49 acres and Parcel 4 = 28.91 acres. The property is located on the north side of South Ingomar Grade Road, approximately 1.6 miles east of South Volta Road in the Los Banos area, identified as Assessor's Parcel Numbers (APN's): 081-060-079 and 081-060-077. The property is designated Agricultural land use in the General Plan and zoned A-1 (General Agricultural). CEQA: Staff recommends that the Planning Commission find that no further environmental review is required pursuant to Section 15162 (“Subsequent EIRs and Negative Declarations”) of the CEQA Guidelines. RECOMMENDATION(S):

  1. Open/close the public hearing;
  2. Determine that no further environmental review is required pursuant to Section 15162 (“Subsequent EIRs and Negative Declarations”) of the CEQA Guidelines; and,
  3. Approve Minor Subdivision Application No. MS22-008 based on the findings and subject to the recommended conditions of approval.
